Many contractors that take a rehab loan are stuck making payments toward the loan out of the initial amount. We want you to focus on the rehab of the property, not on the loan payments. You don’t pay anything until the construction is done. Your loan is not to be paid until the earliest of 6 months or when the house is sold, at which time a balloon payment of the principle and the interest will be due.Interest rates on rehab loans tend to be a bit higher than conventional loans but with Blackthorn Investment Group Inc. you only pay a 14-16% interest rate. We want to help you get your investment property into top shape and be able to sell it for a profit as quickly as possible. With a good rehab lender on your side you will feel far less pressure in the already stress full rehab business.
If you are not planning to live in the home during construction, you may finance up to six months of mortgage payments during the construction period. In addition, you may act as your own general contractor or do the actual repair work yourself, if you are qualified. The amount of the rehab loan depends on the future value of the project once it’s completed. We lend up to 75% of the after repair value (ARV). You can receive financing for your project with in 48 hours. You can start with one project and as you get familiar with our lending practices and have a proven track record we can increase the amount of projects we will finance on a case by case basis.
In such situations, homebuyers usually have to follow a complicated and costly process, first obtaining financing to purchase the property, then getting additional financing for the rehab work, and finally finding a permanent mortgage after rehab is completed to pay off the interim loans.
